Today has been a good day. My son's soccer team won their final game 6-0. I dropped my wheels off for some new tires. To top it off I signed my paperwork for my new house with a closing date of the 27th of this month. The house is awesome and pretty much is everything I was looking for including a separate garage. It is so big I believe I can fit 4 cars in it. Tall ceilings for me to install a two post lift, floor drain, water connections, and climate controlled. Even more, it has a massive apartment sized room above with 8ft ceilings. For all you locals, it will make a great place for us to get some work done. I can't wait!

Ok. I went and went through the inspection on the house today. It was cool and they gave me a nice detailed inspection report on the spot in a nice little folder. It's like 20 pages long with pictures. Not bad for almost $400. Heh!
Anyways, I finally was able to get a good look around with the lights on. I like and I am happy. Tons of new stuff through out the house. I can't wait to get started painting and blah, blah. The close was pushed back until this Friday but all should be a go after I payed off around $6000 of old debt. ***IMPORTANT*** If you do not own your house already listen up. Do not do a mortgage inquiry unless you are ready to move fast IF, I repeat, IF you have any old derogatory debt! I had some debt from my divorce all due to come off next fall but back in February I looked into buying some houses and then changed my mind. ***This is the important part!*** When you trigger that kind of activity on your credit report those old debts wake up. Those collectors come looking for one very important reason!!! They know that most conventional lenders will require you to resolve the debts and show them proof before they will close. ***NOTE*** Those collectors will not negotiate the debt. They will make you pay in full or offer you a payment plan but there will be no negotiating the amount. You will have to pay the full amount owed(they claim) or you will not get your loan and that is why they will not negotiate.
For me, basically they claim I owed about twice the actual debt but in order to meet my closing I have no time to dispute. I had to take it in the ass on this one. Here is where it is worth it. This house, besides being pretty much what I was looking for, is basically paying those debts off because I will already have $20-$25k in equity due to the price I am paying vs. appraisal. This is why I moved fast and offered the bank it's asking price. Plus, I will have no debt except the house which is good debt and in a few months will have some smoking credit.

I will post some pics this weekend after I get the keys and you guys can tell me what you think. Woo Hoo! I am excited!!!

Congrats man. As for the debt, you are correct that they will come looking when you make an inquiry. They say they won't negotiate because they know they have you in a pickle. They can negotiate, and it wouldn't hurt you if they accepted a lower amount and reported the debt as paid in full. They just aren't as likely to negotiate once they know you are in the market to buy a house. Better advice, go negotiate lesser offers with old debt before you start looking for a house. That way, they just think you are trying to clean up your credit and are more likely to come down on the amount to clear the debt.

Great to hear you are debt free but the house. Dave Ramsey would be proud!

HA! My favorite Ramsey quote is "The paid-off home mortgage has replaced the BMW as the status symbol of choice."

We sent him an email when we sold our unpaid-for normal cars and bought used, paid-for BMWs. Thought he'd get a kick out of that!

Right, a few years ago they offered to settle for half of half of what I paid. Yep settle those old debts or they will get ya.

My company and myself are both debt free. IT GREAT!!!

Like I said in order to close I settled as is. No time to dispute. Delayed closing is $40 per day my money and with 20-25k in equity in the house out right why haggle. Just get it done and move on. I am much wiser with my :money: these days. Plus, back when I was divorced I gave everything to her to have no worries with the kids including buying her a van and paying full coverage insurance. That was just me. The court decided she needed more. I can honestly say I was trashed and all I did was work my ass off so she could spend my money and screw some other people. I did not rat her out to the court as to the reason for the divorce so basically they assumed I was the bad guy and treated me as such. It is ok though, I have my dignity and know I live with honorable intentions and now the debt is gone. She is stilla screwed up bitch and full of regrets. My kids are incredible and they love me to death. So no complaints!!:icon15::icon18:

Just make sure you get something from them IN WRITING saying the debt is paid in full. Otherwise, they will come back after you years later saying you owed an extra dollar or two and guess what? The interest on that dollar means you now owe them $5,000. Creditors have no morals. Get everything in writing and keep it forever.

I understand about the divorce thing. Similar situation for me. I just wanted out and basically agreed to whatever I had to just so I could be rid of that headache. Funny how we always end up being the bad guy.

Looks like a nice place. Good luck getting all your paperwork done. Just make sure the Lawyers get your name on everything. Had that problem with mine turned into a big mess 6 years down the road.
